Moraira lies on the coast of the Marina Alta, between Jávea and Benissa. We work in Jávea, Moraira and Benissa, and a considerable part of our work is in Moraira.

We design homes there, prepare the technical documents, assist with the permit application and carry out the architectural supervision during construction. This page is about what that involves in practice in Moraira.

Moraira belongs to the municipality of Teulada

Moraira is not a municipality of its own. It belongs to Teulada, and you only notice that once you start to build. The building permit is applied for at the town hall of Teulada, and the rules for your plot — what you may build, how high, how close to the boundary — come from that municipality's planning scheme. Anyone who has built in Jávea or Benissa before cannot simply carry that experience across: the rules differ from one municipality to the next.

We have worked on this coast since 2007 and we know the order in which such an application is handled, which departments are involved and which documents belong with it. That does not make a permit come through faster than it does, but it usually prevents you from having to supply documents halfway that should have been there from the start.

The plot decides the design

The plots in Moraira are largely on a slope. That difference in height is not a problem to be levelled away but the starting point of the design: it decides where the house sits, how you arrive, where the garage goes and which part of the view actually comes into the house.

At Villa El Portet the house steps down with the slope in compact volumes, with the garage and the lower floors taken up into natural stone retaining walls. At Casa Eucaliptus the difference in height is resolved with terraces at different levels. At Casa Pintor Gris the opposite was done and everything sits on one floor, with a level transition onto the terrace.

Orientation, sun and wind play their part as well, and the question of how much privacy you want towards the street while the house opens completely towards the garden. On every plot that balance comes out differently.

Before you buy a plot

We are glad to look at a plot before you buy. We study what the planning scheme allows on that plot and what the ground itself asks for, so that you know what you are buying. The legal study and the search in the land registry — ownership and charges — is for your lawyer, with whom we usually work together.
