Benissa has its own town hall and its own regulations
The building permit is applied for at the town hall of Benissa. What is possible on a plot — the floor area, the height and the distance to the boundaries — follows from the regulations that apply in Benissa.
Moraira borders Benissa, but belongs to the municipality of Teulada. Anyone building there deals with a different town hall and different regulations.

What else comes with a house in Benissa
In the residential area along the coast, a building permit covers more than the building alone. The town hall has set out the conditions for the detached house separately, precisely for the works that accompany the house on a plot: the pool with its plant housing, the garage, the pergola, the barbecue, the fencing and, where there is no mains drainage, the collection and discharge of waste water. Which of these apply on a given plot varies; each of those works is subject to conditions of its own.
If the plot is on a slope, the ground itself calls for a worked-out proposal. Anyone changing the natural profile has to show in the project how: where the retaining walls go, how the ground is terraced and how the existing situation relates to the intended one. For the retaining walls there are requirements as to material and height.
